A regional market report later noted that once you pulled one outlier sale out of Pukalani, all three inland regions showed the same decline. If you're comparing Pukalani to Makawao or Kula right now, that's the fact worth sitting with before you look at another listing. The median isn't a temperature reading on the neighborhood. In a market this small, it's closer to a coin flip that happened to land on a big house.

Why one sale carries that much weight

Pukalani doesn't sell many homes in a given month. As of April 2026, Realtor.com's snapshot of the area showed 21 homes for sale, with a median list price of $1.3125 million and a median of 85 days on market. Makawao, its Upcountry neighbor, had more than double the inventory at 51 homes, a higher median list price of $1.45 million, and 96 median days on market. Much of Upcountry has faced historic restrictions on new water meter issuance, and properties that already carry a standard county water meter, or a higher fixture-count allocation, command a real premium over otherwise comparable homes. A buyer weighing two similar-looking Pukalani properties needs to confirm meter capacity before writing an offer, especially if there's an existing or planned accessory dwelling on the lot.

The second is wastewater. Upcountry has no central municipal sewer line, so homes rely on private septic systems or older cesspools. The cost and timeline of a septic upgrade, or a cesspool conversion, is a real line item that shows up in negotiations and can separate a turnkey sale from a discounted one.

Layer in location within Pukalani itself. Homes fronting the Pukalani Country Club golf course, or sitting in the agriculturally zoned Kula 200 subdivision, a large-lot neighborhood that carries the Kula name but is technically part of Pukalani, tend to draw the higher end of the price range. A single closing in one of those pockets is exactly the kind of sale that can pull a monthly median well above where the broader inventory sits.

Reading a Pukalani listing without getting fooled by the median

None of this means you should ignore price data. It means you should ask for the right slice of it. Before anchoring on a headline median for Pukalani, ask your agent for:

  • The trailing six to twelve month trend, not a single month's figure
  • Median days on market for homes similar in size and lot type to the one you're considering, since Pukalani's overall figure of 85 days as of April 2026 blends very different product types
