The single-family home market remained stable in August, showing little to no month-over-month change. While the average days on market extended to around 125 — matching levels last seen before the pandemic’s real estate surge — this shift simply signals a healthier, more sustainable market.
Buyers are beginning to regain leverage, with most homes selling about 5% below list price. However, well-presented and properly priced properties continue to move quickly. Condominiums: Market Finds Its New Floor
The condo market continues to experience headwinds. Median sales prices have dropped to their lowest level since August 2021, as sales volume slows and listings spend more time on the market.
